What Ontario's Bill 60 Means for Tenants

Ontario's Bill 60, the Fighting Delays, Building Faster Act, 2025, introduced several changes to the Residential Tenancies Act that affect both landlords and tenants. While many discussions have focused on how the legislation impacts landlords, it's equally important for tenants to understand what these changes mean for them. Some provisions took effect on July 1, 2026, while others are being phased in later in the year.


One of the most significant changes involves non-payment of rent. Under the updated rules, tenants who receive an N4 Notice for unpaid rent have less time to pay the outstanding balance before a landlord can move forward with the next step of the eviction process. This makes it even more important to communicate with your landlord or property manager as soon as financial difficulties arise.


Bill 60 also introduced changes intended to speed up certain Landlord and Tenant Board processes, including shortening some deadlines for requesting a review of an LTB order from 30 days to 15 days. Missing a deadline could affect a tenant's ability to challenge or review a decision, so it's essential to act quickly if you receive an order from the Board.

It's important to remember that tenants continue to have rights under Ontario's Residential Tenancies Act. Bill 60 does not remove protections related to maintenance, privacy, or lawful eviction procedures. Landlords must still follow the proper legal process, and tenants still have the right to be heard by the Landlord and Tenant Board when disputes arise.
