Tenant Placement vs Full Property Management: Which Do You Need?

Rental owners in Canada usually choose between two levels of help: tenant placement, where a company finds and screens a tenant and then hands the tenancy back to the owner, and full property management, where the company runs the rental on an ongoing basis.

What tenant placement includes

Tenant placement typically covers preparing the listing, marketing the unit, arranging showings, screening applicants and preparing the lease once the owner approves a tenant. After move-in, the owner handles rent collection, maintenance and tenant communication.

What full management includes

Full management includes tenant placement plus the ongoing work: rent collection, maintenance coordination, inspections, tenant communication, notices, renewals and owner reporting.

How to decide

Tenant placement may suit an owner who lives near the property, has time to respond to tenants, and is comfortable with provincial tenancy rules. Full management may suit an owner who lives elsewhere, owns several properties, or prefers not to handle day-to-day calls and repairs.

Questions to ask yourself

  • How quickly can I respond to a maintenance request, including after hours?

  • Am I familiar with the tenancy rules in my province?

  • How much time do I want to spend on the rental each month?

Frequently asked questions

Can I switch from tenant placement to full management later?

Often yes. Ask the company how it handles a transition for an existing tenancy.

Does tenant placement include screening?

At SMOOTH, yes: credit checks, employment verification and rental history are part of placement. Screening reduces risk but cannot guarantee outcomes.
